Dear Nosara Estates Owners,

We’re thrilled to announce the official launch of the Nosara Estates Community Alliance (NECA) — a major milestone in shaping the future of our community. We have made a conscious decision to shift from language such as Homeowners Association (HOA) to Community Alliance, which emphasizes coordination, guidance, and collaboration, rather than governance and oversight. The NECA will function as a collaborative body to help us protect our investments, enhance property values, and ensure Nosara Estates continues to be the beautiful, secure, and thriving place we all envisioned.

Action Needed:

Please review the membership documents in the owners portal in the "documents" tab no later than March 1, 2026, to confirm your participation and access all community benefits. There will be instructions for signing the membership document and more details in our welcome packet in the documents section.

  • Enhanced Property Value & Rental Income – Homes with community association- backed amenities consistently attract higher resale and rental rates.

Members who are in the planning and construction phase or have completed homes will pay $250/month, all others will pay $50/month. Sign early and save! Owners who sign up by March 1, 2026, and pay a full year in advance, will receive a 10% discount. Membership fees will begin to accrue beginning March 1, 2026.
